Inventory Snapshot On the supply side of the equation, there are 40 properties listed on the market for a total consideration of $158M. The median days on market (DOM) is up to 160 days as it is still challenging to get deals to pencil for investors. The median Cap rate of deals listed is 3.92% which indicates an 82 basis point spread between where deals are trading and where deals are listed.
Macro Economy In August 2024, the consumer price index rose 2.5% on an annual basis. Inflation has gradually declined over the past several months, but certain sectors such as housing remain relatively high. The CPI inflation reading is the lowest since February 2021. As of this writing, the risk-free rate of return commonly measured by 10-year Treasury is yielding 3.678%.
