No Recorded Sales in January 2024 Sales volume got off to a slow start at the beginning of the year, with no recorded multifamily sales of 5+ units in January 2024. This is a clear indication that the cost of capital/higher interest rates has been affecting market velocity since the end of 2023 and into 2024.
Current Inventory Snapshot There are 44 properties currently on the market for a total consideration of $190M, half of the properties have been listed this year. The average days on the market is 143 days and the average cap rate of deals listed on the market is 3.90%. There are 12 large assets of 20+ units that are currently on the market. There are also a couple of properties that have been re-listed as owners are looking to test the market after hitting the pause button towards the end of ‘23.
